The Basics

DSCR Loans, Explained Simply

DSCR stands for Debt Service Coverage Ratio. It compares a property's rental income to its monthly housing payment. Instead of focusing mainly on your personal income, many DSCR programs look at whether the property's rent can support the payment.

A DSCR above 1.0 generally means the rent covers the payment. Each lender sets its own minimum DSCR and other requirements.

The DSCR Formula

Monthly Rental Income

Monthly Payment (P + I + Taxes + Insurance + HOA)
